YOUR FRIEND REGISTERS AND FINDS A JCM HOME
Your friend clicks your referral link, completes the registration form, and begins searching for their new home.

WE TRACK YOUR REFERRAL AND CREDIT YOU FOR EVERY LEASE
When your friend leases a JCM home, we automatically apply your rent credit for every qualifying referral.
PROGRAM RULES
First Contact Requirement
- The referral registration must be the prospect’s first identifiable contact with JCM and move-in must occur within 90 days after registration.
- The first successfully registered referral receives credit. Subsequent referral claims are not eligible.
Approved Link Sharing
Residents may share referral links through:
- Personal or personally owned business social media accounts
- Text messages
- Messaging applications
- Direct personal communication
- Whatsapp Status
Prohibited Sharing
Referral links may not be:
- Posted on Reddit, Facebook Groups or public forums
- Posted on apartment or housing forums
- Posted on coupon or deal websites
- Posted on referral websites
- Used in paid advertising
- Distributed through lead-generation services
Location & Employee Restrictions
- Residents may not approach prospects visiting a property for the purpose of obtaining referral credit.
- Residents may not distribute referral flyers, QR codes, business cards, or promotional materials on JCM property.
- Referral materials may not be posted in clubhouses, mailrooms, elevators, fitness centers, leasing offices, or other common areas.
- Leasing staff may not distribute resident referral links.
- Leasing staff may not encourage prospects to use a referral link after contact has already been established.
- Employees and property staff may not participate in the resident referral program unless specifically approved by management.
Referral Rent Credit Payout & TV Receipt
- Referring resident must be a current leaseholder at the time the referral reward is issued.
- Awards are given after referred resident lives at the property for 60 days.
- Both residents must be in good standing to receive rent credit / TV
- Current or former residents and occupants are not eligible as referred prospects.
- Residents will receive the offer active at the time that referred resident registers with the program.
Additional Terms & Conditions
- Referrals obtained through fraud, misrepresentation, prohibited solicitation, or violation of program rules are not eligible for rewards.
- JCM reserves the right to review all referral activity and make the final determination regarding eligibility, attribution, compliance with program rules, and reward issuance.
- JCM reserves the right to modify, suspend, or terminate the program at any time.
