Douglass Gardens Application Criteria

Please read our application criteria and community policies below. An application must be submitted by every adult who will live in the apartment.

The following is the fee schedule for application and move in payments:

  • $45 non refundable application fee. $25 will be charged for each additional adult occupant.

Upon approval:

  • One month’s worth of rent is required to secure your apartment.

At lease signing:

  • Security deposit of 1 1/2 month’s rent will be due.
  • Payment in the amount of $75.00 for the Certificate of Occupancy is required.

We accept the following forms of payment for application and move in fees:

  • Credit Card – Visa, MasterCard or Discover
  • Money Order
  • Certified Check

*All deposits given to secure the apartment are non-refundable.

Income: Each occupant over the age of 18 is required to complete an application. Each applicant must demonstrate a verifiable income. There is a minimum monthly income of 3 times the monthly rent to qualify.

Combined Income: The combined income of roommates will be considered, provided each applicant earns a minimum of 60% of the total qualifying income.

Credit: A credit history depicting any of the following may be grounds for denial:
a. Unpaid liens or judgments.
b. Bankruptcy, unless applicant can provide verification that positive credit has been reestablished and maintained after three years of discharge.
c. We use a statistically validated scoring model, which measures each applicants risk in terms of paying their monthly rent. The model takes into consideration many aspects of an applicant’s credit history and income to determine the amount of risk for that particular applicant. Management has set specific decision points within the models score range for Ocean Park Village.

Rental History: Applicant must demonstrate a minimum of two (2) years rental or ownership history if applicable. History of a poor payment record, destructive or abusive behavior or poor housekeeping practices will be grounds for denial.

Co-signers: Co-signers will be considered only in the case of full-time student status and for senior citizens. The applicant must earn a minimum of 60% of the total qualifying income unless proof of full time student is provided. Co-signers must qualify at 1.5 times the qualifying income.

Criminal: A criminal background check will be run on all initially approved applications. Any conviction of a crime may result in the application being denied.

Occupancy: There is a maximum occupancy limit on each type of apartment. Studio and One bedroom – 2 occupants, two bedrooms – 4 occupants, three bedroom – 6 occupants. Violation of this regulation will result in eviction if not corrected immediately.

Please be advised that the submission of your application does not hold an apartment. An apartment will only be held for you once we receive the required deposit. Our company policy is based on a first come, first served basis.

The following documentation will be required as part of the application process:

  • Photo ID for each applicant.
  • Social Security Card or Valid Visa for each applicant.
  • Proof of Income (2 recent pay stubs, or offer letter) for each applicant.

Utilities: 

The following utilities are included in your rent.

  • Heat
  • Hot/Cold Water
  • Sewer, Trash

The following utilities are not included in your rent.

  • Electric
  • Cooking Gas
  • Cable/Internet  – Optional

Pet Policy:

We are a pet friendly community and accept dogs and cats.  There is a 1 pet maximum per apartment, some breed restrictions apply.  The following fees apply.

  •  $15 pet rent for cat $25 pet rent for dog
  • $250 non-refundable pet fee per apartment

Parking:

One assigned parking space.  Garages are available for $150 per month.

Lease Term:

We offer a 12 month lease term.

Month to Month:

$75.00 per month plus renewal increase (must fulfill initial lease term.)

Internal Transfer:

Internal transfers are permitted after the initial lease term has been fulfilled subject to management approval. Restrictions Apply.

Rent Increase:

Upon renewal, increase percentage is based on the Franklin Township Rent Leveling Board.
