Highlands Nanuet Application

Please read our application criteria and community policies below. An application must be submitted by every adult who will live in the apartment.

• Credit Check Fee: $20.00 fee per adult applicant(Non-Refundable).*

Once the application is approved, you will need to provide the following:

1. First month’s rent. This non refundable deposit in order to hold the apartment.
2. At lease signing you will need to provide up to 1 month’s rent for your security deposit.
3. At lease signing you will need to provide proof of renters insurance that complies with the requirements in the lease.

*Payment may be in the form of:  Visa, Master Card, Discover, Amex or Certified Check made out to Highlands Nanuet LLC.

Income: Each occupant over the age of 18 is required to complete an application and supply ALL of the following documents to verify income. Applications with missing documentation will not be considered.

1. Last 4 pay documents demonstrating a gross income 3x the rent. Must be original documents from employer (physical copy or PDF).

2. 3 Most recent bank statements: statements must show you a minimum of 3 months’ worth of rent in your ending balance. Balances must be consistent. Must be original statements (physical copy or PDF).

3. A divorce decree (if applicable) demonstrating court ordered alimony/child support payments and or court ordered asset allocation.

Credit: Must have 700 + credit. A credit history depicting any of the following may be grounds for denial.

1. Unpaid liens or judgments
2. Bankruptcy, unless applicant can provide verification that positive credit has been reestablished and maintained after three years of discharge.

Occupancy: There is a maximum occupancy limit on each type of apartment. 1 Bedroom: 2 Occupants, 2 Bedroom: 4 Occupants, 3 Bedroom: 6 Occupants. Violation of this regulation will result in eviction if not corrected immediately.

Please be advised that the submission of your application does not hold an apartment. An apartment will only be held for you once we receive the required deposit. Our company policy is based on a first come, first served basis.

Every applicant will be required to submit the following documentation on the application:
1. Photo ID for each applicant.
2. Social Security Card or Valid Visa for each applicant.

• Monthly pet fee $50.00/pet
• Uncovered parking lot $10.00 + tax

Tenant’s utility responsibilities: water, sewer, electric, trash, internet, cable, gas
