Highlands Nanuet Application

Please read our application criteria and community policies below. An application must be submitted by every adult who will live in the apartment.

• Credit Check Fee: $20.00 fee per adult applicant(Non-Refundable).*

Once the application is approved, you will need to provide the following:

1. First month’s rent. This non refundable deposit in order to hold the apartment.
2. At lease signing you will need to provide up to 1 month’s rent for your security deposit.
3. At lease signing you will need to provide proof of renters insurance that complies with the requirements in the lease.

*Payment may be in the form of:  Visa, Master Card, Discover, Amex or Certified Check made out to Highlands Nanuet LLC.

Required Documents: Each occupant over the age of 18 is required to complete an application and supply ALL of the following documents to verify income. Applications with missing documentation will not be considered.

1. Income: 30 days of pay documents demonstrating a gross income 3x the monthly rent.

  • Must be original documents from employer, in either physical copy or PDF.
  • Four paystubs if paid weekly, two paystubs if paid bi-weekly.
  • Self-Employed Applicant(s) must provide 30 days’ worth of any verifiable earnings statements.
  • Guarantors must show 5x rent plus approved credit.

2. Credit: Must have approved credit based on screening standards.

3. Rental History: Applicant(s) must demonstrate a good rental history or ownership history by providing the following: Proof of your last three cleared rental payments or mortgage pay off.

4. Criminal: A criminal background check will be run on all initially approved applications. Any conviction of a crime may result in the application being denied.

5. Occupancy: There is a maximum occupancy limit on each type of apartment.

  • 1 Bedroom: 2 Occupants
  • 2 Bedroom: 4 Occupants
  • 3 Bedroom: 6 Occupants

Violation of this regulation will result in eviction if not corrected immediately.

Please be advised that the submission of your application does not hold an apartment. An apartment will only be held for you once we receive the required deposit. Our company policy is based on a first come, first served basis.

Every applicant will be required to submit the following documentation on the application:
1. Photo ID for each applicant.
2. Social Security Card or Valid Visa for each applicant.

Tenant’s utility responsibilities: water, sewer, electric, trash, internet, cable, gas
